With its soothing palette, fluid motifs, and sculptural details, Harmen Design’s approach to this upscale investment property transforms a conventional build into an inspired living experience. Curves, reeded panels, and fluted finishes blend with a warm tonal palette, creating interiors that are both artistically fascinating and effortlessly livable.
Building a home intended for resale often calls for restraint and mass appeal — but in this case, our client entrusted Harmen Design with complete creative freedom. This trust allowed us to design beyond convention and bring an elevated, human touch to an investment property in Vancouver’s Broadway–Mount Pleasant neighbourhood.
The result was recognized globally — earning the grand prize at the prestigious international SBID Awards in the category of Residential House Over £1M

Design Language
The main level sets the tone: an open, flowing plan defined by a sculptural partition wall featuring a double-sided glass fireplace. Soft, curving lines and radius corners recur throughout the home, instilling a natural sense of calm and continuity.
Contrasting with these fluid forms, fluted panels and rectilinear grooves reinterpret traditional millwork in a modern, minimal way. Even the baseboards are reimagined as recessed reveals — a refined gesture of simplicity and craftsmanship.

Artistic Detailing
The dining area showcases the first of several porcelain slabs used like art pieces — a smoky-grey marble look with delicate gold and charcoal veining behind a floating bar credenza. Overhead, a tubular alabaster pendant suspended by leather straps introduces a soft, sculptural rhythm that bridges natural and crafted materials.
In the kitchen, precision meets art. From piano-key alabaster sconces to the radiused island and fluted range hood, every detail reflects masterful design and technical innovation. The island countertop — a triple-layered porcelain construction with recessed edges — embodies our dedication to both craftsmanship and experimentation.

Form and Function
In the family room, a sculpted Venetian plaster fireplace anchors the space — seamless yet dimensional, with concealed storage that blends practicality into art.
Downstairs, a moodier palette creates a sophisticated retreat featuring a home theatre and fully equipped entertainment bar. Rich finishes, charcoal porcelain counters, and horizontal LED lighting establish a sense of warmth and understated luxury.
The Statement Piece
At the top level, the primary bedroom becomes a gallery. Above the headboard, a digitally modeled wall installation of individually cut matte-black MDF panels ripples like fabric or water — a nod to the fluid architecture of Zaha Hadid.
The flow of this home is both physical and emotional. Every curve, surface, and line is designed to move you — not just through the rooms, but through the experience of living in them.
